What is an EICR?
An Electrical Installation Condition Report (EICR) is a safety check for the electrical system in a building. It’s done by a qualified electrician to ensure everything is safe and working properly. During the test, one of our electricians will examine sockets, switches, wiring, and the fuse box for any damage or wear and tear that could pose risks like electric shocks or fires. There is also a sequence of tests to check things beyond what the naked eye can see. Afterward, we provide an NICEIC (https://niceic.com/) report detailing any issues found and recommendations for remedials to keep the building safe.
Why do landlords need an EICR?
As of April 2021 every tenancy in England requires a valid EICR. Landlords must follow The Electrical Safety Standards (https://www.gov.uk/government/publications/electrical-safety-standards-in-the-private-rented-sector-guidance-for-landlords-tenants-and-local-authorities/guide-for-landlords-electrical-safety-standards-in-the-private-rented-sector) in the Private Rented Sector (England) Regulations 2020. These regulations mandate landlords to have their properties inspected and tested by a qualified electrician every five years. Landlords must provide tenants with a copy of the EICR report to show that the electrical installations meet safety standards. Failure to comply with these regulations can lead to penalties for landlords and risks to tenants’ safety. Therefore, getting an EICR isn’t just important—it’s a legal requirement for landlords.
